Services provided by Guardian Property Inspections-

Buyer Inspection – Buying a new house is likely one of, if not the largest purchase decision you’ll ever make. A professional home inspection can substantially reduce the risk in your new home investment. It just makes sense to learn as much as you can about the quality of your new home, before signing off on everything and taking the keys.

Seller Inspection – Listing home inspections are great for the homeowner who may not be in tune with the condition of their home. Many sales are cancelled due to the buyers shock at the “functional condition” of the home. It may look great, yet have serious technical or safety issues present without the owner’s knowledge. Having a home inspection done prior to placing the home on the market is an ideal way to identify and either repair or disclose the issue found in the home inspection report. Obviously, repairing the items would be most beneficial towards completing the sale and getting a higher net sales price for the owner.

1 year Home Warranty Inspection – Warranty home inspections are performed during the 11th month of your one year Builder Warranty. The home inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. Any evident problems discovered, will allow you to present it to the builder for repair.

  • Termite reports

    Termite reports are performed on request by Strikeforce Termite. Inspecting the interior and exterior for all types of wood destroying insects and situations that could invite pests. All set up and billing will be handled for you to make the procedure as smooth as possible!

  • Enviromental Disclosure Reports

    Many new Arizona neighborhoods were built fast and may surround environmental hot spots that had been isolated just a few years ago. Also, relatively new issues like Methamphetamine labs, old leaking storage tanks or dump sites on or near a residential property can create problems for uninformed buyers and sellers. While Arizona HB 2779, now ARS 33-423 (ARS = Arizona Revised Statute) enacted in 9/06 does not make an EDR mandatory, it is an asset to the agent and seller in achieving liability protection regarding disclosure. EDRs are supplied by companies that specialize in hazard disclosures and carry appropriate E&O insurance. EDRs are facilitated thru home inspectors who have been certified by the supplier company to provide and explain these reports to buyers, sellers and agents. EDRs are currently mandatory in California and we anticipate they may become mandatory in Arizona within the next year or so.
